What to Know About Coming Soon and TOM Status

OneKey® MLS has provided a refresher on a few important listing statuses to serve as a reminder for all Subscribers on how to use “Coming Soon” and “TOM” NAR-mandated statuses correctly. 

"Coming Soon"

• "Coming Soon - No Showing" (MLS Rule 302.3) went into effect on May 1, 2020. 
• Listings with a Coming Soon status cannot be shown by ANYONE, including the listing agent and office, unless and until the status has been changed to Active. 
• Before you enter a Coming Soon listing, you MUST get the owner's signature and submit a Status Change Authorization form.
• 14 Calendar Days is the maximum length of time from the Listing Date. ALL Listings will convert automatically to Active status on the "On Market Date" after 14 calendar days (note: not business days). 
• If the property is not ready to be shown after 14 days, you must change the Status to Temporarily Off the Market (TOM), until it is ready to be shown and the status is changed to Active.
• Coming Soon listings appear in the MLS system, mobile apps, IDX, and VOW websites. They may be displayed on the company's website, social media postings, in flyers, and may be emailed. They MUST indicate that they are "Coming Soon" and include the "On Market Date".
• Coming Soon listings may appear on yard signs, as long as the "Coming Soon" status is noted (no On Market Date is necessary on yard signs.) 
• Coming Soon listings are NOT syndicated to advertising websites like Realtor.com.

"Temporarily Off the Market"

• "Temporarily Off the Market" (MLS Rule 404.3) states that if a listing cannot be shown for three (3) or more days, its status must be changed to "Temporarily Off the Market" (TOM), including listings where there is an "acceptable offer with no more showing" or there are "no more showings" for any other reason unless the listing is Pending, Sold, Cancelled, or Withdrawn.
• If the listing company can show the property, then all cooperating brokers should be able to as well.
• If the seller is limiting when the house can be shown by anyone, including the listing company - for example. seller will only allow the house to be shown on Saturdays and Sundays - then the TOM status is not needed, but the Agent Remarks should include a note to indicate that showings are only available on the weekends. 
• If a Coming Soon listing is not ready to be shown after the 14-day maximum allowable time frame, then you must switch the listing to Temporarily Off the Market status until which time it is available to be shown. The listing will automatically default after the 14-day window to Active if you do not change it to TOM.
